Administrative Variance

Overview
The City Council has authorized Planning staff to grant variances in areas of the City zoned R-1 and R-2 wherein the following situations exist:
  • The provision to be varied concerns garage setbacks
  • The amount of variance to any other setback is 5 feet or less
  • The result would be a variance in the size or frontage of the lot not to exceed a 5% deviation from the minimum requirements, as provided otherwise in City Code
  • The applicant submits a petition signed by 100% of the adjacent landowners approving the variance
